Amy Waring

As an agent who's an expert in this local area, I bring a wealth of knowledge and expertise about buying and selling real estate here. It's not the same everywhere, so you need someone you can trust for up-to-date information. I am eager to serve you. Here are some of the things I can do for you:

Find Your Next Home
You need someone who knows this area inside and out! I can work with you to find the right home at the right price for you, including all the neighborhood amenities that matter - not to mention the essential criteria you have for your ideal home

Sell a Home
When it's time to move, you need someone who will advertise your home, show to prospective buyers, negotiate the purchase contract, arrange financing, oversee the inspections, handle all necessary paperwork and supervise the closing. I can take care of everything you need, from start to close.

Consult on Home Selling Tactics
Oftentimes buyers don't visualize living in your home the way you do. I can make your home attractive to its ideal audience - which can help you get top dollar. Things like staging the home, making repairs or minor improvements, or even simply painting the walls can be the difference between a home resting on the market and one that's sold fast.

Coldwell Banker Realty

A Texas gal for 20 years, off and on, I've been Agent Amy since 2015 after time well spent in the mortgage business where I began my post stay at home mom career. The knowledge I gained on the mortgage side of things, along with some amazing teachers, brokers, mentors and partners, propelled me to jump right in full time and I haven't looked back. That's not to say I haven't fallen a time or seven, but it's not the fall, it's the climbing back on.

They say update your profile bios every year, if not twice a year. I decided to take a different approach in 2020 and and mix in a twist of the real me, not the REALTOR me. So here goes...

Sure, you want to know what it's like to work with me. My clients will tell you that working with me is easy like Sunday morning as you'll see on in my online reviews, so I won't bore you here.

Why BunnyFlonde? Bunny was my first email address created for me by my roommate, Danny back in early 2000 after he tried to use funnyblonde but that was taken already. He was creative and so much fun and I loved this name he gave me. It began to carry it's own persona, and I've carried it with me ever since. After some changes in my business in 2019, I decided to refresh my brand and put Bunny out there to the world.

Born in: Gulfport, Mississippi to Robert and Judy, married young, divorced and re-married. Judy is a super nanna to 11 grandkids and married to Brown, and then Robert who is a tennis pro in Jackson, Mississippi is married to Bry, since I was 9 years old. Judy had a few husbands in between. I have a lot of parents lol, and was raised in part by my grandparents who were very involved. Having these different personalities in my life has contributed to my deep empathy for other's experiences and ability to understand and relate to what my clients are going through in the process of buying or selling a home, and a lot of times, both.

Married in 2002 to Joe; we met in November of 2000 about a year after I moved to Austin to get away from the casino life where I was working as a cocktail waitress at the Beau Rivage Casino in Biloxi, Mississippi. Joe was an environmental consultant in Austin prior to our move back to (for me) the coast to be close to Mama to have babies and help a friend in need. We were young, no kids at the time and full of energy. It was after we learned we were expecting that Joe got into law enforcement to make a difference, and I believe he has. I'm super proud of him and all that he does to serve our community.

Children: Jose and Lucy Claire - both my inspiration. To be a mom in my young 30's was how I planned it and it worked out perfectly. They are straight A student athletes, good to their family and friends, not without fault but pretty close. My mom is a little ticked I am not getting my payback. Oh well. They are the oldest of many cousins on both my side and Joe's side of the family, and lead well.

Dogs: Blue Belle, Benny, and Lacy, all rescues who have their own songs I wrote and sing for them. They love long walks in the country, toys, and refrigerator section dog food.

Siblings: I am the second of 4 kids with middle child syndrome. I also have a step brother. Of special interest, my sister Adrian is an agent in Evergreen, Colorado and a talented cookie artist and founder of Apple & Spice Custom Cookies, and my step brother is the creator of a line of specialty pepper sauces inspired by world cuisines called Clark & Hopkins. I'm super proud of both of them.

Favorite things to do: Cook for my family and friends, watch my kids play basketball, listen to audible when I drive, go places with my loves, have my hair colored or nails done, wake up to a clean kitchen and office, be organized and proactive (control freak maybe), sit on the porch and listen to the sounds around me, lay out in the sun (I know I know), discover new music or movies, volunteer in my community, chill at home with my family.

Favorite places to eat: 600 Degree Pizza, Monument Cafe, Kyoto, Bistro at Lark & Owl, Nancy's Sky Garden, Pita Fusion, Mad Greens, Bouldin Creek Cafe, el Monumento, Perla's, Fonda San Miguel, Taco name a few.

Favorite things to do with out of town guests: Visit the Historic Georgetown Square.

Favorite beauty product: Purple shampoo and moisturizer

Favorite saying: err little thing gonna be alright.

Right lane or left? Right and slow

Favorite exercise: Walking my dogs

What I want to do when I retire: Watch my children grow and travel the world, sell real estate globally, build senior tiny home communities with tons of outdoor space, wellness care, work and education space, community gardens and village like shopping and dining.

College: University of Southern Mississippi, University of New Orleans, University of Phoenix

Favorite vacation: Colorado to see our family, Mississippi to see family and friends, the Florida beaches, basketball tournaments, a second honeymoon to Greece

Those are some key facts. Give me a shout and let me know any questions you have. My 2020 goals are big and a good part of that is serving you.

Please use my site to search area properties. Let me know what you like by saving them right there in the portal, and like the national sites, this will be accurate and current information.

If you need to sell, let's get together at your place! I have a ton of options for you, including payment of upfront costs to get your home ready to sell and possibly a cash offer with 45 days to accept while we market to sell for top dollar.

If you are looking to buy, let's meet for coffee or a smoothie, my treat. Thank you for checking out my bio. I hope you like the twist and the rest of the information you'll find here at

Oh and by the way....I'm never too busy for your referrals! :)
